As you know, from our recent election, the new Board of Directors for your association is Bettye Garmon, Dotty Scocca and Sandi Scocca. Our first meeting was held on June 5th. The newly elected Board thinks that our community would benefit from more than three members, and per our Articles of Incorporation, and at our second meeting on July 10th , we have added two additional members, asking the next two candidates in the vote totals to join the Board. Your new Board of Directors is:

We thank you for your support in electing us and will strive to do our best in the management of our association.
We are sure that the community has many questions; however, we ask that you please give us time to become familiar with all aspects of current issues. For example, we need to go over all outstanding items that are ongoing, i.e., management contracts, completion of certain items and any obligations that we would be asked to take over. This takes time. Herman Management has been very helpful in attending our meetings and bringing us up to date on issues and assisting us in gathering information for services. We hope to announce a full community meeting within the next month and will notify you by letter of the time and place.
With that in mind, we are very aware that the community is eager to find out about the status of the pool. Even though it appears that the pool is ready, it has not been turned over to the Association. In the meantime, we are working hard to make sure that things are in place and ready to go, so that there will be no further delay. We are responsible to see that issues are taken care of, such as Insurance, emergency phone, key distribution and access, maintenance contracts, etc. Certain items must be in place before the City/County will release the developer.
The emergency phone, which will allow only 911 calls, should be installed sometime the week of July 21st. We are pushing them hard to make this installation.
We have chosen an electronic key entry system, installed and furnished by RSH Protection and hope to have this installed within two weeks. Users will gain access to the pool, utilizing electronic key fobs which are presented to a reader at the gate. Egress is by pushing a request to exit button, wall mounted adjacent to the gate. This security system will allow our community a record of entry in case any problems arise and allow only authorized users and guests’ access. Each Homeowner will be provided one key fob at no cost and an additional key fob at a cost of $15.00. If your key is lost, additional keys will be at a cost of $15.00 each. Your signature will be required to obtain your key fob along with a copy of the pool rules. Dotty Scocca has kindly agreed to issue the key fobs when she is working at the Brookwood model home. We will let you know when the keys will be ready to be picked up and the location. Please be considerate and see Dotty only at the notified times. (We have asked Brookwood to assist us with this; however this has not been confirmed).
Per our Articles and Covenants, the Homeowners Association annual fee will go up as soon as the pool opens. You will be receiving an invoice in the mail for the pro-rated amount for the remaining 2008 year and effective year 2009, the annual fees will be $350.00.
The pool will open without furniture; however, we are in the process of purchasing new furniture now and will put in place as soon as we can. Brookwood has agreed to assist us in this purchase.
We have agreed to open the pool as soon as it is turned over to us, even though the security system will not be in place at that time. The pool hours will be 9:00 am till 8:30 pm. Darren, Brookwood’s job super, has agreed to open in the morning and one of the board members will close at night until the new security system is in place.
This is where we are at concerning the pool. We very much hope to stay on course, but some things are just out of our hands. At least we will get a good couple of month’s enjoyment in this season. We ask all homeowners to please read the pool rules, go over them with your family members and to always remember: SAFETY FIRST AT ALL TIMES…..
We have several more meetings planned to make sure that current issues are taken care of and in place and will notify you as soon as possible regarding the community meeting time and place. We hope to have our own community website in place soon, for information, announcements and an internet meeting place.
We encourage all members to take the time to read the Articles of Incorporation and Covenants and Restrictions. You should have received a copy of these at the time of your closing. They can also be found on Herman Managements Website at www.hermanmgmt.com. We, as a Board, are governed by these rules and are required to operate by these rules and covenants.
We thank you for your confidence in us; however a Homeowners Association is only as good as the participation of the members. We need your help. We ask that all homeowners get involved, attend the meetings, join a committee and participate in helping us make our community the best it can be.
